The customer is stressed and the clock is running
An end-of-lease customer is moving house. The truck is booked, the keys go back on a set date, and their bond depends on the property manager ticking the exit inspection. They’re not shopping for a lovely clean. They’re buying certainty that the bond comes back without an argument.
Everything on your website should answer that worry. Fixed prices by bedroom and bathroom count, what’s on your checklist, whether carpets are included, how close to the handover you can attend, and what happens if the agent finds something you missed.
What people actually type
Wording varies by state. Queenslanders mostly search “bond clean” or “bond cleaning Brisbane”, while “end of lease cleaning” and “vacate cleaning” are more common in Sydney and Melbourne. Many searches carry price or speed: “cheap bond cleaning”, “end of lease cleaning same day”, “bond back guarantee cleaners”. Suburbs with lots of renters, university precincts and apartment-heavy areas generate a steady stream.
Build a main service page, then separate pages for add-ons people search on their own: carpet steam cleaning, oven cleaning, window and track cleaning, wall spot cleaning. A page for landlords and property managers who need a clean between tenants is worth having too, because the buyer and the urgency are different.
Get the guarantee wording right
A “bond-back guarantee” is the strongest offer in this trade and the one most likely to cause disputes if it’s vague. Bonds are held by the state bond authority and released after the exit inspection, and if landlord and tenant can’t agree, the matter can go to the state tribunal (NCAT in NSW, VCAT in Victoria, QCAT in Queensland). Your guarantee can’t promise the whole bond back, because deductions can be for damage, rent arrears or anything else unrelated to cleaning.
What you can promise is a free return visit if the agent flags a cleaning item on your checklist. Write the conditions out plainly on the page:
- How many days after the clean the customer has to report the issue
- That the property must be empty, with power and water connected
- That the re-clean covers items on your checklist, not damage or wear
- What the customer should send you (the agent’s email or report)
Clear terms protect you and read as more trustworthy than a big bold promise with nothing behind it. Under Australian Consumer Law the advertised guarantee also has to match what you actually do. Take dated photos of every room when you finish; they settle most disputes.
Property managers are your best referral source
Tenants often ask the agent which cleaner to use, and many agencies keep a short list. Getting on that list is worth more than most ad campaigns. Reach out to local agencies with a one-page summary of your checklist, your re-clean policy and how fast you respond. Then earn the place by turning up when agents need a clean between tenancies at short notice.
Record which agency referred each job. After a few months you’ll know which offices send work, and you can look after those relationships properly. Simple CRM tracks referral source, job value and any re-clean callbacks against each booking. Our page on property management marketing shows the other side of that relationship.

Seasons and the end-of-month crunch
Demand bunches at month-end, when many leases finish, and over summer when people move between Christmas and the start of the school year. University semester changeovers lift demand near campuses. Plan your Google Ads budget so it runs heaviest in those windows, and pause or trim it when your diary is full rather than taking bookings you can’t staff. Our paid search management builds that scheduling in. What it costs depends on your city and capacity; see our marketing budget guide.
A booking flow that quotes itself
Because pricing is mostly bedroom and bathroom count plus extras, an online price calculator converts better than “request a quote” and saves you hours on the phone. Ask for the handover date, property size, whether carpets are included, extras, whether the home is furnished at the time of the clean, the agency name, and key or access arrangements. Then confirm by SMS so the customer knows it’s locked in.
Airtasker is busy in this category and prices there are hard to make money on. Use it to fill gaps if you like, but your own site, Google Business Profile and agency referrals are where profitable work comes from. On the profile, a service-area setup with “House cleaning service” or a closer category, plus photos of finished kitchens, bathrooms and ovens, carries weight. Ask for reviews after the bond is released, and suggest the customer mention it.
Numbers we’d report
Booked cleans by channel, average job value including add-ons, cost per booked job, re-clean rate, and the share of work coming from agencies. A rising re-clean rate is an operations warning; catching it early protects your reviews.
Questions about end-of-lease cleaning marketing
Should we publish prices or ask people to request a quote?
Publish them. End-of-lease customers compare several cleaners quickly, and the ones showing a price get the call. Set base prices by bedroom and bathroom count, list each add-on with its own price, and note what pushes a job above standard, such as heavy grease, pet hair or a furnished property. If you worry about being undercut, remember that a tenant who loses part of their bond saves nothing by hiring cheaply. Clear pricing plus a well-written guarantee gives them a reason to pay a little more.
How do we get recommended by real estate agents?
Make it easy and low-risk for them. Visit or email local agencies with your checklist, guarantee terms and a direct mobile number. Offer to handle between-tenancy cleans quickly, because that’s where agents feel the pain. Once they’ve used you, respond the same day to any issue they raise. Track referrals by agency so you can thank the offices that send work and notice when one goes quiet.
